Do I need a buyer's agent for new construction?

Yes — and it costs you nothing. The builder pays the buyer's agent commission. Without your own agent, the only person at the table representing you is the builder's sales agent, whose job is to protect the builder's interests, not yours. Can I negotiate the price on a new build?

What about upgrades — should I add them through the builder?
