Many homes in Canutillo and the Lower Valley were built with agricultural roots, so wide property lines and minimal HOA restrictions are standard. Side-gate entry and concrete pads for RV storage are common features.
Eastside & Horizon City
Newer subdivisions in Horizon City and the far Eastside (79928) often sit on lots of 8,000–12,000 sq ft with side-entry garage options and rear alley access — ideal for RV parking. HOAs in this area are generally tolerant of RVs if parked behind a fence line. Newer homes often feature 30-amp or 50-amp exterior outlets as builder options for RV hookups.
Northeast El Paso (79934)
The Northeast has a significant number of established homes with oversized lots that were developed before HOA-heavy planning became common. Neighborhoods near the Patriot Freeway and Dyer Street corridor often have straight driveways and side yards that can accommodate a Class A or Class C motorhome. Prices are competitive and inventory is steady in this corridor.
Montana Vista / Far East County
Montana Vista and the unincorporated areas east of El Paso offer some of the largest residential lots in the region — often half an acre or more — at some of the most accessible prices. RV storage, workshop additions, and detached garages are common here. If you need a dedicated RV pad with full hookups, this is the corridor where you can build or find it most easily.

Lot Size Requirements
A full-size Class A motorhome (40 ft) needs at least a 50-foot clearance for pull-through access, plus a reinforced concrete pad rated for 20,000–30,000 lbs. Most El Paso properties in the Upper Valley and Horizon City can accommodate this. Look for lots with 70+ foot frontage or rear alley access. A 12-foot-wide side gate is the minimum for most Class A or fifth-wheel rigs.
HOA Rules Are Critical
Many El Paso HOA communities prohibit visible RV parking or require it to be stored behind a solid fence. Before making an offer on any HOA property, request the CC&Rs and specifically check the vehicle storage provisions. Some communities allow RVs if parked in a side or rear yard behind a gate — others ban them entirely. Non-HOA properties and county properties offer the most flexibility.

El Paso's dry desert climate is genuinely ideal for RV storage — no moisture damage, no rust from humidity, minimal UV degradation compared to coastal climates (with a good cover), and no freeze/thaw cycles that crack tanks and seals. Electrical & Utility Hookups
If you want to plug in at home, look for existing 30-amp or 50-amp exterior outlets — or budget for an electrician to add one ($500–$1,500). Water hookups for gray/black tank flushing are a nice-to-have. Some properties in Horizon City and the Upper Valley have been pre-wired for RV hookups as a seller upgrade.
