Foundation & Soil
El Paso's expansive clay soils and caliche are the number one cause of foundation issues. The desert cycle of extreme heat and rare but heavy monsoon rains causes soil to expand and contract, leading to shifting, cracking, and settling. Look for diagonal cracks at door and window corners, uneven floors, and doors that stick. Foundation repairs in El Paso range from $3,000 to $15,000+ depending on severity. Pier-and-beam corrections are common on older homes.
HVAC Systems
El Paso summers push HVAC systems hard — 100+ degree days from June through September are the norm.
